Stage 4c. Schedule of Finishes
This service provides the bridge between the technical construction drawings and the detailed aesthetic choices, giving you clarity and control over your material choices.
Our detailed Schedule of Finishes covers:
- Measured Finishes and Materials: A clear, room-by-room breakdown detailing what is required and the estimated quantity (m2, m, or unit count) of fixed materials for your project.
- Accurate Cost Allowances: Setting a realistic financial scope by providing recommended budget allowances (e.g., £/m2) for key materials like flooring, tiles, and worktops, ensuring contractors price consistently.
- Guidance on Fixed Fittings: Providing initial guidance on the suitability and type of key fittings, including showers, taps, kitchen sinks, appliances, and essential bathroom furniture (final choices by client).
- Partial Specification: Detailing the type, finish, and quality of specific building elements, including external finishes, plastering, and any necessary works to the existing house.
- Accurate Contractor Pricing: Offering the measurable information contractors need to provide accurate, fixed-price tenders, helping you avoid unexpected costs during the build.
- Streamlined Decision Framework: Creating a clear structure that focuses your decision-making, allowing you to confirm final colour, shade, and pattern choices efficiently.
- Editable Client Record: Providing an editable document that serves as your centralised record for all material decisions, sources, prices, and quantities, ready to be shared directly with your contractor.
- Pragmatic On-Site Reference: Acting as a comprehensive on-site record for your builder, minimising questions and preventing delays related to material choice during the construction phase.

Back on Site and Charmed by a Period Home!
On my first site survey since breaking my collarbone in August, I was utterly charmed by the beautiful period features of this Bath home. It’s a wonderful example of how homeowners can retain original character while planning for a contemporary future.
I especially loved the unique hallway window, the perfectly proportioned double bay window, and the original front door with its stained glass. We won`t be changing these features. Instead, the focus of our home extension will be on creating a modern rear addition that provides all the space and facilities needed for today`s lifestyle.
Our goal is to create an extension that beautifully complements the existing house, giving the clients their dream home without losing any of its original charm. As a residential architect, I understand the importance of making the most of a home`s heritage while delivering a fantastic modern space.

Sometimes, the most beautiful spaces are hiding in plain sight. This home renovation shows how you can completely transform a space without needing a huge extension.
By simply re-working the layout—taking down internal walls, moving a door, and creating larger windows—we were able to create a bright and inviting environment perfect for modern family life. The new open plan kitchen and beautiful herringbone flooring connect the spaces and add real value to the home.
If you could transform one room in your home, which would it be?

This is not a renovation I’d planned for! This photo shows my break and then the new `fixings` now holding my collarbone together. August was definitely a month of unexpected challenges and a lot of rest.
It`s been a real challenge not having full use of my dominant arm—being an architect with only one hand is not recommended!
The good news is that I`m now starting to feel much better, and it`s taught me a lot about the kindness of those around me. Thank you so much to my amazing neighbours, my partner and my friends for their help and care packages, and to my lovely clients who sent thoughtful get well soon cards.
It`s a reminder that even when things don`t go to plan, a great support network makes all the difference. I`m so grateful for everyone`s patience and am looking forward to getting back to a `full-service` capacity shortly!
For those curious; I did it exercising at home! And they say exercise is meant to be "good for you"! 😅

Every residential architecture project at Lacey Architecture kicks off with a dedicated day to truly understand you and your home. I carry out a measured survey and have a really thorough discussion of your brief. It`s key for me to know what your critical items are, then your `would like to have`s, and finally, your `in a perfect world, I would`s.
This deep dive helps me understand your priorities and ensures I`m perfectly aligned with your values. It means I can design proposals (multiple options, usually!) that all genuinely meet your brief, helping you make the most of your home. As an approachable architect, I really listen!
Starting a new home renovation & extension project, I recently enjoyed the purr-fect company of this lovely chap! He was a very friendly boy, but once he saw I wasn`t constantly offering pets or treats, he was perfectly content to cuddle up in his veg basket bed. (And don`t worry, a dedicated cat bed with space for a scratch post is in the brief – never fear!)
Looking forward to making a start on this home extension project in Bath! Already thinking about sketch options and how I can most thoughtfully meet the brief and create truly inspiring spaces for this family home.
