Stage 4b. Detailed Design & Technical/Construction Drawings (Optional)

For most projects, Stage 4a alone leaves gaps. Building Regulations drawings show that a design is compliant, but they don’t always show a contractor exactly how to build the trickier details. Stage 4b fills that gap.

These drawings cover the details that make the difference between a good finish and a great one: roof edges, box gutters, timber cladding, green roofs, large dormers, timber structures, special window details, and thresholds. Also included are a window and door schedule, indicative electrical layout, and detail kitchen layout where applicable.

If your project includes anything beyond standard construction, or if you want your contractor to be able to build with confidence and minimal back-and-forth, this stage is recommended. We include it as standard advice for all but the most straightforward single-storey extensions.

From Contractors, Consultants and Clients

“The attention to detail, practical awareness and forward planning in the design packages are second to none. With these standards of drawings we can confidently quote, give realistic time frames and manage client expectations from the start. The better the information we receive, the more accurate the quote and ultimately the smoother the project runs. Verity leaves no stone unturned.”

Sam & Russ, Leaf Construction Ltd

“The detailed designs Verity produced allowed us to get accurate tender quotes.” Client: Lindsey W. Bath

“…really like to continue working with you also because I am also very impressed with the level of detail you provide on your drawings; I think they are really good.”

Ralph Pelly at Giraffe Engineering

“We were really impressed with the level of detail throughout and have genuinely enjoyed working on the project. The standard of detailing and overall approach aligns very well with the type of projects we enjoy delivering.

Jodie Brown, Bath Heritage Building Ltd

“Everything you included in the plan had a really good reason behind it… For the amount of time, knowledge and expertise you put into the project, your fees seem very, very good value for money.” Client: Chris R. Odd Down, Bath
